Home Information Packs

All property owners in England and Wales wishing to market their property for sale are now required to produce a Home Information Pack (HIP)

We have spent a considerable amount of time and money upgrading systems and training staff to enable us to provide a unique solution for this requirement

We are able to provide your HIP to you in various ways: -

• A paper copy of all documentation
• Electronic copies of all documents sent to you by email
• or we can provide you with a link to a web page which will be specific to your property from where all the documents can be downloaded

Contents of a HIP : -

The HIP legislation currently consists of three general sections

1 THE LEGAL SECTION

• Terms of sale
• Evidence of Title
• Preliminary enquiries

If the property is Leasehold a copy of the lease is required.

2. SEARCHES

• Local Authority Search
• Water and Drainage searches

3. ENERGY EFFICIENCY & HOME CONDITION REPORTS

An Energy Performance Certificate (EPC) is a compulsory element of a HIP and provides a calculation of the buildings energy efficiency. The Governments purpose in making this a compulsory element of a HIP is to raise awareness for the need to reduce greenhouse gas emissions.

A Home Condition Report (HCR) is not a compulsory element of a HIP but can be included if required. The information contained within the HCR is similar to a current mid level survey and contains information on both the internal and external condition of the property together with any outbuildings. Home Condition Reports and Energy Performance Certificates can only be undertaken by Inspectors who have passed an approved accreditation examination.

Costs

We think that our costs for the production of the HIP will be very competitive and in many cases we intend only passing on charges made to us by those undertaking specific enquiries on your behalf. You will need to speak to one of our Conveyancing Team to discuss terms and costings but in most cases where we are instructed to act as Solicitors in your sale no charges will be payable until the transaction is completed.
